Use the scheme's reporting channel
Send the report to the body corporate or nominated manager and keep a copy. Ask for acknowledgement and confirmation of the process that will be followed. Avoid confrontational notices or claims about penalties unless they have been checked against the applicable rules.
For repeated issues
Maintain a consistent incident log and provide updates as new events occur. Do not collect evidence in a way that breaches privacy or creates a safety concern. A clear chronology is more useful than a large volume of unorganised messages.
